One of our clients has owned a property in Cranbourne West for 45 years. The land is currently vacant and has no improvements (i.e. no buildings).

The property spans 3 hectares, and the Land Tax Bill has significantly increased year on year.

Our Property Advisory team conducted a thorough valuation review using various assessment mechanisms, and determined that the assessed value was overstated by approximately 10%. We then submitted a request for reassessment including detailed analysis and supporting evidence.

As a result, a reduction in the overall land valuation was achieved, and the Land Tax bill was subsequently reduced by $25,000 for the assessed year.
